De-coding common misconceptions in Real Estate

Don't let common misconceptions keep you from getting in the game




Entering into the world or real estate can be a daunting and intimidating task. I know many intelligent people who don’t know the basics of buying and selling. And you know what… they don’t have to. THAT’S WHAT REAL ESTATE AGENTS ARE FOR! I don’t know how to perform surgery on a patient…that’s what DOCTORS are for. If you choose your agent wisely you can rest assured you’ll be taken care of, however, knowing the basics is always helpful. So here are a few of the biggest misconceptions, de-coded:


Commission Confusion Clarified: First things first: buyers, rejoice, for you need not pay the agent's commission. That’s on the seller’s tab. The seller pays both the listing agent and the buyers agent. So, might as well get the very best agent money can buy… because you don’t have to pay.


It’s no bother-really: Let’s put another myth to bed: you are absolutely not bothering your real estate agent when you call with questions, schedule a last-minute showing, or send that 11pm email asking about the water heater in a home you visited. No question is too small, no hour too inconvenient. You're not a bother; you're the reason we're here.


Pre-Qualification: The Non-Negotiable First Step - Don't even glance at a listing without being pre-qualified. I know the “numbers part” is not nearly as fun as the “looking at fancy houses” part, but you need to know what you can afford before you start drooling over granite countertops and walk-in closets. I don’t know about you, but I avoid walking through Sacks 5th ave on my way to do my Walmart shopping. Same concept. A quick conversation with a mortgage broker can give you an understanding of what you are comfortable with spending every month, and what purchase price that equates to. Don’t worry, if you don’t have a mortgage broker on speed dial. Your agent does. Just ask.


Emotions: Check Them at the Door! Finding your future home is not unlike the heady rush of a new romance, but when it comes to real estate, it’s better to fall in 'like.' Those rose-tinted glasses? They're great until you're dining on instant noodles because your budget's stretched thinner than a yoga instructor. Passion is great, but in real estate, a cool head secures the best deal.


Location location location: This isn't just a mantra; it's the pulse of property value. It influences your daily rhythm, your commutes, and where you’ll cheers to the weekend. It’s about more than just the view from your window; it's about the life you'll lead outside those four walls, and ultimately to your overall health and wellness.


So, there you have it. Some common misconceptions I hear and see repeatedly. Also, keep in mind, the only dumb question is the one you didn’t ask. I’m always here to help.
